Kitchen Tile Backsplash: Layout, Mastic vs Thin-Set, Grout
Updated 2026-10-31 · Sources verified 2026-07-20
Painted drywall is a fine backsplash substrate as long as it is dry-area wall and clean: Custom's AcrylPro lists 'Gypsum wallboard (interior dry areas)', MAPEI's Type 1 'interior walls in dry areas only. Permit in Orange County: no permit needed. Exempt finish work under FBC 105.2 and Orange County's published list — but exempt work must still comply with the Florida Building Code. The full rule and its official source are below, with the code requirements and mistakes that trip up Orlando homeowners.
Key facts before you start
- Painted drywall is a fine backsplash substrate as long as it is dry-area wall and clean: Custom's AcrylPro lists 'Gypsum wallboard (interior dry areas)', MAPEI's Type 1 'interior walls in dry areas only. Priming may be required', and TEC's guide says to 'Roughen (abrade) all latex based painted surfaces', with 'No grease, sealers, dirt, dust, debris, wallpaper' and 'Any section of drywall ... damaged by moisture must be replaced'. Kill the power and pull the outlet and switch covers before anything else (TEC).
- Layout decides how it looks. TEC: 'Measure and mark the exact center of the visual layout at the counter level', draw 'a perfectly plumb starting line', dry-lay tile from the center to the end, and 'If the end tile will be less than half a tile, adjust the vertical line to avoid cutting narrow pieces' (Daltile: shift the line half a tile). The first course sits with 'a gap of about 1/8 in on the bottom parallel to the counter edge. Gap will be filled with caulk', and perimeter cuts leave '1/4 in gap between tile and wall' (Daltile).
- Mastic or thin-set: mastic (ANSI A136.1 Type 1) is the easy one for a dry backsplash with small ceramic tile, and every maker caps it. AcrylPro: tile '8 in or less on all sides' and 'Do not use over non-porous surfaces'; MAPEI Type 1: 'up to 12 in x 12 in on walls' but 'Do not use to set glass tile or natural stone'; Laticrete: 'Not recommended for impervious porcelain tile over 2 in x 2 in'. Trowel: '3/16 in x 5/32 in V-notch for tile up to 6 in' (AcrylPro, about 40 to 60 sq ft per gallon), '1/8 in x 1/8 in x 3/32 in U-Notch' for mosaic sheets and a '1/4 in square notch' for 6 to 14 in tile (TEC). Spread only what you can set in '30 to 45 minutes. If skinning occurs, scrape off the skin' (MAPEI), and aim for '80%' coverage on the tile back.
- Glass tile is a thin-set job in white. Custom's glass tile mortar is 'Formulated to provide a consistent bright white back drop for clear, iridescent and translucent glass tile'; MAPEI: 'Glass-tile installations require 100% continuous coverage' and 'knock down the trowel ridges to ensure they do not show through'; then back-butter 'an even, thin film approximate 1/16 in thick onto the back of the clear glass tile' (Custom). Cut glass mosaics wet: 'Do not dry cut the product using power tools' and put 'a tile or piece of hard plastic down the cutting tray' of the wet saw (MSI). Ceramic: a snap cutter for straight cuts, nippers for curves, and 'Polish the edges with a rubbing brick' (TEC, Daltile).
- Outlets end up recessed behind the new tile, and the electrical code limits that: boxes in a tile or drywall surface may 'not be set back of the finished surface more than 1/4 in' (NEC 314.20, as printed on Arlington's box-extender sheet; Florida adopts the NEC without amendment). A box extender 'Levels and supports the wiring device where the box is set back' and 'Adjusts up to a 1-1/2 in box extension'. Cut the tile around the box, then re-set the receptacle on the extender with longer device screws, power off the whole time. Replacing the receptacle itself is covered in the GFCI guide.
- Wait before grouting: 'setting material must be cured a minimum 24-48 hours before cement grout is applied' (Custom), longer in Florida humidity ('Dry time will be extended ... in high humidity', AcrylPro). Grout by joint width: unsanded 'accommodates joints up to 1/8 in' and is for 'highly glazed or polished tile, marble and natural stone that would be scratched by sanded grouts' (Custom; MSI: 'It is not recommended to use sanded grout on polished glass mosaics'); sanded is for '1/8 in to 1/2 in' joints. Wait '15-20 minutes for grout to set slightly, then use a damp sponge'; let the haze form and 'polish with a soft cloth' (Daltile). Haze that persists comes off 'after three days' with a cleaner, not a scraper (Custom).
- Caulk, never grout, where planes meet. Custom's grout TDS: 'Not for use in movement joints or changes of plane in the tile installation. In these areas, use an appropriate caulk or sealant.' That is the counter-to-tile joint and the inside corners. Options: 100% silicone ('Sealant should be installed after grout has cured', tack-free in 15 to 20 minutes, cured 'generally 24 hours', and 'not a paintable surface', Custom) or a color-matched siliconized acrylic like Keracaulk ('For gaps up to 1/4 in', 'Paintable', 'Protect from water exposure ... for at least 72 hours', MAPEI). Seal cement grout if you want stain protection: 'cured 48 to 72 hours before application' (TileLab); Daltile says no sealers 'for three weeks'.
- Peel-and-stick has its own rules (Smart Tiles): a 'smooth, even, clean, and dry surface', degreased with TSP rather than dish soap, 'which could leave a slight greasy film'; 'Painted drywall (after a waiting period of 21 days if the paint is fresh)' is fine, textured walls, unpainted drywall and showers are not. Heat: 'a safety zone of 8 inches' behind a stove with no rear control panel, '2 inches' from toasters and countertop ovens, and the surface must never exceed '49°C (120°F)'. Install at '65°F to 95°F' room temperature; those are also the warranty conditions.
- Permit: Orange County's no-permit list is finish work ('painting ... flooring ... cabinets or countertops in the same location') and a tile backsplash is the same class; nothing in it touches wiring or plumbing unless you move an outlet, and 'Most ... electrical ... work does require a permit'. Orlando's exterior kitchen walls are block with furred drywall, which mastic makers list as acceptable ('Concrete Masonry', 'Cement Block', Laticrete), but the drywall over the furring is what you are tiling, so the dry-wall rules above apply.
